Mini-split systems are a great fit for a lot of Seattle-area homes — efficient, zone-controlled, and easy to install without ductwork. But like any HVAC system, they run into problems over time. Here are the most common issues we see and how to tell which ones are worth a service call.
Common Mini-Split Problems
Weak or no airflow. Often caused by a dirty filter (easy homeowner fix — most mini-split filters slide out for rinsing) or, less often, a failing blower motor or refrigerant issue that needs a technician.
Ice forming on the indoor or outdoor unit. This usually points to low refrigerant, restricted airflow, or a failing component. Turn the system off and let it fully defrost, then call a technician — running it iced up can damage the compressor.
Water leaking from the indoor unit. Often a clogged condensate drain line. In some cases you can clear a simple external drain blockage yourself; if water keeps coming back, the internal drain pan or pump likely needs professional attention.
Unit not cooling or heating effectively. Can be a refrigerant charge issue, a dirty outdoor coil, or a system that’s undersized or oversized for the room — all of which need a technician to diagnose properly.
Unusual noises or the unit cycling on and off rapidly. Short-cycling and odd noises are often early signs of an electrical or refrigerant issue and are worth having checked before they turn into a bigger repair.
What You Can Safely Handle Yourself
Regular filter cleaning, keeping the outdoor unit free of debris and vegetation, and wiping down the indoor unit’s exterior are all reasonable homeowner maintenance. Anything involving the refrigerant lines, electrical connections, or the internal components of either unit should go to a licensed technician — mini-splits run on line-voltage electrical circuits and sealed refrigerant systems, and opening either up without the right training and certification is a real safety risk.
When to Call a Professional
If basic filter cleaning and clearing an obvious external drain clog don’t resolve the issue, it’s time for a diagnostic visit. Catching refrigerant or electrical issues early is usually cheaper and safer than waiting for a full system failure.
